EXPERT INSPECTION SERVICES

All home and building inspections are performed by a professional engineer, rather than just a home inspector. I have 35 years of experience, inspecting homes and buildings, personally performing close to 21,000 inspections.

As an Engineer, I am uniquely qualified to provide the most thorough inspection.

The knowledge that comes from a thorough home or building inspection can potentially save you thousands of dollars in costly repairs over the coming years. I inspect every property from the ground up and provide unbiased, confidential facts based on over thirty five years of experience.

An engineer’s home inspection will inform you about:

  • Electrical, Heating, Ventilation and Plumbing Systems
  • Foundation, Wall and Structure Stability
  • Roof, Gutter and Drainage Integrity
  • Water Leakage or Damage
  • Windows, Doors and Hardware Conditions

We encourage our clients to attend the entire home inspection as we openly communicate with you about each inspection point. A typical home inspection will take 2-4 hours to conduct, depending on the size and condition of the home, and how many questions our clients have (we love questions). For first time home buyers, our home inspections provide an opportunity to learn about your new home and how to maintain it for the future. We take digital photos throughout the inspection and include them in our inspection report, along with other helpful information. You can usually expect to receive the detailed written report of our findings as they were verbally presented during the inspection within 24 hours.

WE RECOMMEND A HOME INSPECTION BY A QUALIFIED ENGINEER FOR ALL SELLERS, BUYERS, AND THOSE LOOKING TO KEEP UP WITH HOME MAINTENANCE

FREQUENTLY ASKED QUESTIONS

  • Does Burgasser Consulting have an affiliation with Real Estate Companies?

No. Let us repeat that; NO! Although we enjoy a positive working relationship with the real estate community, our allegiance is always to our client. We are completely independent. The laws that govern our profession do not allow any financial relationship between home inspectors and real estate agents. Any home inspector who is paying advertising or referral fees to a real estate company is in violation of the New York State Code of Conduct.

  • Why should I hire an Engineer or Architect, rather than just a Home Inspector?

Even with a home inspector's license there is still a difference between a Professional Engineer or Registered Architect and a Licensed Home Inspector. By law in practically all states, Licensed Professional Engineers & Registered Architects are the only ones who can legally render an opinion as to the structural integrity of an existing building. The NYS Home Inspection Law limits home inspectors to "observing existing conditions" in the home. They may not evaluate the adequacy of the structural & mechanical systems that make up a home. For this reason, it is recommended that home buyers hire a Professional Engineer or Registered Architect who specializes in home inspections to perform their inspection.
